Dubai Municipality Warns Firms Over Costly Inflated Villa Designs

Dubai Municipality has issued warnings to several engineering consultancy offices after uncovering exaggerated structural designs for citizens’ villas that violated the Dubai Building Code. Officials said the practices led to unjustified increases in construction costs without engineering necessity, placing an undue financial burden on property owners.

The authority stressed that consultancy offices must comply with Dubai Building Code, which is designed to ensure structural safety while balancing quality with cost efficiency. 

Dubai Municipality confirmed that repeated violations would negatively impact firms’ annual evaluations and could lead to disciplinary measures. Earlier this year, two offices were suspended for six months for similar breaches. 

Eng. Maryam Al Muhairi, CEO of the Buildings Regulation and Permits Agency at Dubai Municipality, said, "We remain committed to monitoring the practices of consultancy offices and contractors to ensure compliance with approved requirements, limiting excessive use of construction materials, including steel, and preventing citizens from bearing unjustified additional costs. This ensures structural efficiency, reduces expenses without compromising safety and quality, and applies best practices to guarantee a safe and sustainable construction environment".
