Dubai is set to welcome a major new urban destination as UAE investment firm, A.R.M. Holding, teams up with world-renowned architecture firm Bjarke Ingels Group (BIG) to transform the Jebel Ali Racecourse, located beside Emirates Golf Club in Dubai to Abu Dhabi Road, into a dynamic and sustainable neighbourhood.

The visionary 5-square-kilometre master plan for the district aims to reflect Dubai’s 2040 Urban Master Plan by focusing on environmental sustainability, cultural identity and community connectivity.

The design reimagines the historic racecourse into a network of urban islands woven through with green corridors and a central park that serves as the heart of the community. The development promises a blend of Emirati heritage and global innovation, with residential, recreational and cultural spaces designed to encourage interaction and belonging. Construction is expected to begin in early 2026, with a phased development planned across housing, education, hospitality, and public infrastructure.

Bjarke Ingels, Founder and Creative Director of BIG said "This is not just a new neighbourhood. It’s a new chapter for Dubai, where environmental responsibility and social sustainability become the foundation, not the footnote, of urban development".
