Keeping track of rental rates in Dubai is essential, especially given the rapid fluctuations in the real estate market. To ensure transparency and fairness, the Dubai Land Department (DLD) has introduced the Smart Rental Index 2025, a digital resource designed to provide real-time updates on rental values across the city.
Launched on 2 January 2025, the index helps tenants and landlords stay informed about legal rent adjustments while promoting fair pricing in the rental market. Here’s everything you need to know about the initiative and how to use it.
What is the Smart Rental Index 2025?
Unveiled during a recent DLD press conference, the Smart Rental Index is an advanced classification system that evaluates properties based on key factors such as:
-
Location and market value
-
Quality of maintenance and available facilities
-
Technical and service-related aspects
The system covers all residential areas in Dubai, including free zones and special development zones. By using Artificial Intelligence (AI) and live data from credible sources, it provides real-time rental updates, ensuring both landlords and tenants have access to accurate market insights.
This ensures transparent rent pricing for the landlords, while tenants benefit from protection against unjustified rent hikes.
