Emirates Hills: The ‘Beverly Hills’ Of Dubai

Emirates Hills, dubbed the ‘Beverly Hills’ of Dubai, is a luxurious gated community, from renowned master developer Emaar Properties.

As a part of the larger Emirates Living Project, the community shares its verdant borders with The Springs, Lakes and Meadows.

The area embodies luxury living, and there are few communities in the UAE that can surpass it. 

Most of the Emirates Hills oversized villas are set around the famous Montgomerie Golf Club, offering picturesque views of the 18-hole golf course.

The development is known to be one of the most expensive villa communities in Dubai, with prices starting from Dhs 20 million, and rising to Dhs 250 million, and is brimming with opportunities for investing in luxury villas.

The terrain is marked by well-establish, lush trees, flora, fauna and lakes.

The 600 villas are bespoke and a testament to the super wealthy lifestyle one can only find in Dubai. There are still areas awaiting considerate development, awaiting the latest stunning villa designs and exclusive features.

The most expensive properties lie adjacent to the golf course, followed by those abutting the lakes, then villas with views of the Dubai Marina, and finally, those which back onto other villas.

Emirates Hills is split into nine different sectors, with Sectors E and L Sector offering the grandest plots.

There are also named zones, villa sub-communities within the development, including Montgomerie Hills, Dyaar Al Hambra, Montgomerie Maisonettes and Signature Villas. Rents run into the millions, with some on the market for as much as Dhs 5 million per annum.

Plots come in a variety of shapes and sizes, from 12,000 square feet to 45,000 square feet.

Homes mostly range from 5 to 8-bedroom, but there are a limited few three-bedroom villas. Some of the more expansive, custom-built mansions feature eight bedrooms or more.  

Expect your property to include facilities such as a gym, sauna, private pool and extensive gardens with barbeque and outdoor cooking facilities.

Peace, privacy and safety are the watchwords here. Parks and paved walkways create a rural idyll, yet the development lies within easy reach of Sheikh Zayed Road, the city’s main highway, the beaches of JBR, and the shopping and restaurants of Dubai Marina.

The community is well served by hotels, restaurants and shopping in the wider Emirates Living project.

The Montgomerie Golf Course complex includes the Address Montgomerie, an upmarket hotel which includes dining, wellness and relaxation facilities.

Education at all levels lies within easy reach, too. There are nearby nurseries and two schools in Emirates Hills. Dubai International Academy offers the International Baccalaureate (IB) curriculum while Dubai British School follows the British curriculum. Emirates International School in The Meadows also delivers the IB curriculum.

University options can be found in Knowledge Park, a 15-minute drive away, where you will find Michigan State University in Dubai, Middlesex University Dubai and the University of Wollongong Dubai.

There is a plethora of clinics and hospitals within half an hour of the community, so healthcare is never an issue, either.

While it’s a family-friendly environment, with ample schools, parks and playgrounds, you will certainly be rubbing shoulders with the rich and famous here.
